The goal of the Uniform Mortgage Data Program ® (UMDP ® ) is to implement standard datasets that make it easier for industry to exchange information with Freddie Mac and Fannie Mae (the GSEs) and to share data among various stakeholders within the industry. Supplemental Consumer Information Form (Form 1103)

For new conventional loans sold to the GSEs on or after March 1, 2023, the Supplemental Consumer Information Form (SCIF/Form 1103) will be a required document in the loan file, as announced in Single-Family Seller/Servicer Guide Bulletin 2022-15. Any data provided on the SCIF must also be included in the Loan Product Advisor submission file.

These requirements provide you with the information needed to assess the data needed to obtain underwriting from Loan Product Advisor. Loan Product Advisor Specification v5.n and the URLA-supporting ULAD Mapping Document are based on the MISMO v3.4 Reference Model. In order to map every field on the URLA to a data point(s), the GSEs have added any missing data points to MISMO v3.4 following MISMO’s guidelines, creating a supplementary schema (ulad.xsd) that is used in conjunction with the standard MISMO v3.4 schema files.

The Loan Product Advisor Technical Specification v5.n includes a subset of the ULAD data points along with some proprietary data points to support Freddie Mac underwriting policies. These data points are identified in a second supplementary schema (lpa.xsd), which also is to be used with the standard MISMO v3.4 schema and the ulad.xsd.

The following Loan Product Advisor resources for v5.n provides the technical documentation needed to translate the URLA data into the format required for submission via Loan Product Advisor.

The ULAD Mapping Document is a useful analysis tool for beginning to understand how MISMO v3.4 data supports the URLA. It should be used in conjunction with the Numbered Form 65-Borrower Information, Lender Loan Information and Unmarried Addendum forms, because these URLA form components include field IDs included in red on each form field. The field IDs are a key cross-reference used not only in the ULAD Mapping Document but also in both GSE’s AUS specifications.

An additional resource for implementers who are not familiar with MISMO v3.4’s use of the xlink function is also provided. This document explains how to relate different loan application line items and provides XML examples from Loan Product Advisor.
